Low Season: from the 2nd of January to the 15th of March; from the 3rd of November to the 22nd  of December.
High Season: from the 16th of March to the 3rd of November

Note: every holidays, Christmas, 26th of December, New Year’s Eve, Easter, Palio included, have particular rates. All holidays have a minimum stay as follows:

  • Christmas: 3 nights, Christmas and 26th of December included.
  • New Year’s Eve: 3 nights, 31st of December and 1st of January included.
  • Easter: 3 nights, Easter and Easter Monday included.
  • Palio of July: 4 nights from the 29th of June to the 2nd of July included.
  • Palio of August: 4 nights from the 13th to the 16th of August included.

Note: Pets are admitted on demand with an additional cost of 5,00€ per pet, per day.




Rates on Easter, Christmas, New Year’s Eve, and Palio periods

Municipality of  Siena has imposed a city tax of 1,50 euro per day / per person from November the 1st,to February the 28th, and of  2,50 euro from March the 1st, to October the 31st; for more info: www.comune.siena.it.



Check-in: within 12:30pm, and from 15pm to 19pm. We ask the courtesy of kindly advise at least 30 minutes before the arrival. 

Check-out: within 10:30am, thereby making it possible to clean the room; you’ll be allowed to let your luggage for free until your departure.


It is possible to arrive in a different time, afetr prior notification.

We have a gsm system to open the door, that allows you to not wait for our schedule.

Late check-in possibility, within and not after 11pm. For the arrivals after 11pm, an extra charge of 10€ will be required.


Reservation methods:

  • It is necessary to submit the reservation by e-mail, and if requested, to provide a confirmatory deposit of 20%, by bank transfer, PayPal or credit card withdraw.
  • For reservation near to the arrival date, a credit card as guarantee will be required.
  • The entire stay will be sold upon arrival.

Cancellation and Reimbursement: it is possible to cancel the reservation and ask for the reimbursement via telephone or e-mail, within the 48 hours previous arrival. For every cancellation made after that delay, we are sorry but it would be no possible to refund them, and in case of credit card as guarantee, the payment of the first nigh will be required.
